In a landmark decision for Jaipur's urban development, the Jaipur Development Authority (JDA) has approved Rajasthan's first Land Pooling Scheme on Tonk Road. JDA Commissioner Siddharth Mahajan sanctioned the scheme, which spans approximately 163 hectares across the villages of Shivdaspura, Barkheda, and Chandlai, and forwarded it to the state government for final approval.
Farmers Get a Bigger Share
Addressing a key demand from local farmers, the JDA made an important concession — the land share allocated to farmers (kashtakars) has been increased from 45% to 47%. This move is expected to build greater trust among landowners and encourage wider participation in the pooling scheme.
What Is Land Pooling?
Land pooling is a modern urban planning approach where landowners voluntarily contribute their land to a development authority. The authority then develops the area with proper infrastructure — roads, parks, sewerage, water supply, and public amenities — and returns a portion of the developed land back to the original owners. The remaining land is used for public facilities and sold to fund the development.
This is the first such scheme in Rajasthan, and it aligns with Chief Minister Bhajan Lal Sharma's budget announcement to launch 20 new land pooling schemes across the state.
644 New Residential Plots in Dudu
Alongside the land pooling scheme, the JDA also approved a new residential scheme of 644 plots in Bhojpur village, Dudu. This is expected to create fresh housing and investment opportunities for Jaipur residents looking for affordable options on the city's outskirts.
Infrastructure and Amenities Planned
The land pooling project covers a total area of 2,30,262.75 square meters, of which 78,400.13 square meters will be allocated for residential construction. The remaining area will be developed with comprehensive public infrastructure, including:
- Parks and playgrounds for green spaces and recreation
- Sewerage and drainage systems
- Water supply networks
- Electricity and street lighting
- Schools and colleges
- Community centres and health centres
- Hospitals and religious spaces
- Commercial shops along main roads
Affordable Housing Component
The scheme includes 318 smaller plots designated for Economically Weaker Section (EWS) and Lower Income Group (LIG) categories, ensuring that affordable housing remains a priority. Additionally, land has been earmarked for group housing and commercial establishments near major roads.
Road Construction Already Underway
The JDA has already begun road construction work in the scheme area, signalling that the project is moving ahead at a brisk pace. Once the state government grants final approval, full-scale infrastructure development will commence.
This development marks a significant step in Jaipur's planned urban expansion and could set the template for future land pooling schemes across Rajasthan.
